Huge Growth Potential In Real Estate In Gurgaon

Huge growth potential is perceived in real estate in Gurgaon in the coming future. Gurgaon has always been in the forefront of real estate business in India. As a matter of fact, the city is the emerging corporate centre of India. Major infrastructure investment companies such as Omaxe, DLF, Parsvanath, Ansal, etc. have many completed and ongoing projects in the region. Also, there is a host of realtors and real estate consultants in the area who are instrumental in keeping the market vibrant with business transactions. Small-time players and individual investors are keenly involved in the residential as well as commercial property dealings in the city. Even rental property market also has good growth potential in Gurgaon.

Gurgaon property market has been facing a slump in concurrence with the global economic meltdown. However, it has been a temporary and transient phenomenon. Now, industry sources are of the view that Gurgaon real estate is poised for ever greater appreciation in the coming future. The growing urbanization and commercial significance of the region contributes to the higher demand for properties in this corporate hub. Industry insiders say that barring the recent recession, there has been a consistent 25 to 30 per cent annual appreciation in Gurgaon properties over several years. The economically strategic location of the city is the main reason for the growing real estate value.

The primary reason for the growing real estate value in the locality is the close proximity of Gurgaon to the national capital. Now India is emerging as a major world market. In consequence, most of the major multinational companies have shifted their focus to the Indian subcontinent. Those companies coming to India to set up shop in the national capital find the nearby Gurgaon more ideal and appealing. This is because Delhi is already congested and there is scarcity for space. Further, the Haryana government is keen to arrange sufficient infrastructure and allow concessions. Also, the availability of land and the scope for further development are the other attractions of the region. This has necessarily facilitated huge growth potential in Gurgaon real estates.

Growth in real estate value is also attributable to the sophisticated infrastructure in the region. In recent times, there has been much growth in the transportation facilities in the Gurgaon region. The Jaipur-New Delhi National Highway, the Gurgaon-New Delhi Expressway, the New Delhi-Gurgaon Metro Rail, the proposed Gurgaon Metro Rail and considerable road developments that took place in and around the city, etc. have made the access to the city very much convenient.

Factors Behind Modern Housing-making Plans For A Modern Home

Like everything else, house plans have also evolved with the times. Gone are the days when building construction plans included labyrinthine corridors, domes, and arches and carved pillars. When thick walls were the necessary support to erect anything beyond the ground floor and filigree work over the verandah was considered indispensable.

Factors behind modern housing

There are several factors that have driven the change to a modern system of architecture. The first of course, is the impact of modernity as a cultural movement. This movement, which has its founts in rebellion against the traditional during the later half of the nineteenth century, affected everything from poetry and literature to architecture and building construction plans.

The shift to a modern system of architecture is best captured by Ayn Rands famous book The Fountainhead. The book lays down the salient features of modern architecture though its emphasis on underlying construction plans of the building rather than the superstructure. The impact of modernity in this sense is essentially the impact of and ideology; peoples perception of how modern house plans should be made, changed.

But at the same time, much of this change was made practically possible by technological innovations. Stronger materials made thinner walls possible. The use of steel beams made arches redundant as supporting structures. The development of glass that was tough and hard to break led to its widespread use in construction; and so on.

Modern house plans take advantage of this innovation to save space and create clean uncluttered spaces.

To these two, let me add a third factor that led to the adoption of modern techniques in house plans: the modern lifestyle.

Just as industrial revolution made black suits fashionable, similarly, fast paced, high stress, modern lifestyles have resulted in minimal, no frills building construction plans, the use of soft and soothing colors in the interiors, and the use of simple geometric shapes in modern house plans.

The impact on design

If you look at some of the iconic modern structures, their common features would become clear.

(a) An emphasis on simple geometrical shapes in building construction plans.
(b) The materials used are all man made, they do not occur freely in nature. For example steel is an amalgam of iron, carbon, tin and some other materials.
Plastic, cement, and Glass, all processed also finds wide usage in modern house plans.
(c) Efficient space utilization is a key feature of modern architecture. Modern house plans leverage special materials to free more and more space which would have otherwise gone into creating supporting structures.

Modern architecture has for a long time been considered the art of building mere boxes. It is only now that building construction plans have evolved to give attention to the aesthetic aspects of building construction as well.

Dish Tv Packages Make Home Entertainment Affordable

With the rising cost of gasoline being what it is, more and more people are trying to find better ways to stay at home and save money by getting the most out of their home entertainment options. When you add the high cost of transportation along with the expenses of dinner for two can easily run $30-50 per meal, and a night out at the movies costs the same, then it doesnt take long before you see that you can convert those lost dollars into increased opportunity for staying at home and getting more bang for your entertainment buck.

Granted that staying at home for dinner and movies means that you have to prepare the food, serve yourself, and clean up afterwards, but when you consider how much more comfortable youll be on your own couch watching a movie as opposed to being packed in with a bunch of strangers, then the benefits are well worth it to have a satellite TV home entertainment system that can deliver all the effects of what you can find in a theater.

When you consider the $30-50 expense for going to a theater for a single movie, then paying a few dollars more for a whole month full of TV shows, sports, and movies doesnt seem bad at all. Right now you can select a couple different Dish TV packages that cost under $40 per month for the first year on their latest deal, with channel offering that go well over 260 channels in all. The 2 packages that Dish recently lowered even more than what they were running for on the previous specials are the Americas Top 200 and the Americas Top 250. The Top 200 is popular with sports fans since it comes standard with additional local sports networks, and the Top 250 is a favorite with movie lovers since it automatically includes Encore and the Movie Channel.

Along with the reduced prices on the Dish Network packages, they also have a few promotional deals where you can get all 4 major premium channels for a 3 month free trial offer, which if you consider that all 4 channels would collectively cost an additional $44 per month, that adds up to a $132 savings.

How to Pack a Living Room

The moving process consists of a lot of different tasks and activities in which the most important task is packing everything you own and the most difficult place to pack in the entire house is the living room because it contains a variety of different items from fragile items like glasses and mirrors to large and heavy items like furniture and television set etc. Never rush into packing a living room without the help of a reliable removals company like Maidenhead Removals because you might end damaging some of your belongings or even hurting yourself in the process. The best way to pack a living room by yourself is by keeping in mind the following things. First of all what you need to do is to take down all the pictures, mirrors, curtains etc from the walls. Packing mirrors and pictures with glass frames need special care so make sure you get professional packing boxes of appropriate sizes and use a lot of cushioning by putting extra amount of bubble wrap or old newspapers to keep them safe. Use a wardrobe box for curtains and blinds. Remove all the fragile items like lamps and glass, and pack them properly and carefully so they do not get damaged or break during the move. If you keep books in the living room, pack them in small boxes and keep them flat so their shape does not get ruined. Also, books are much heavier than they seem so do not pack a lot of them in the same because then there will be the risk of the box ripping open when you lift it up. Secure the cabinet doors and table drawers preferably by locking or sealing them so they do not open during the move because if they do, they might get damaged or even break which will increase your moving costs even more. Clean the rugs properly, roll them up, tie them with tape and then put them in large plastic bags. Furniture like chairs or couches should be shrink-wrapped to ensure they do not get dirty or stained and pack cushions and pillows separately. If you have a piano, it will need special packing material like boxes and safety measures and extra amount of care while transporting it. Or, you can easily hire a professional removals service provider like Croydon Removals to do all that for you. They are highly skilled and experienced and can be very easily afforded if you contact them in advance; they charge extra for last minute jobs.

Constructing your chicken coop

At this point the enjoyable seriously starts! You will would like to develop the chicken house so that it will be south facing, so it will get plenty of natural light throughout the day (sometimes your chickens like to be able to soak up the rays as a great deal as we do!).

Estate Tax – The 2010 Step Up Basis Nightmare

The old saying is the best laid plans of mice and men so often seem to go wrong. When it comes to the government, this is a statement that is used the vast majority of the time since the bumbling of politicians creates some situations that are simply head shakers. This is exactly the case with the step up basis in estate tax for 2010.

This can get confusing, so let’s start off with the basics. The step up basis is simply the value of some asset at a date in time from which a gain is calculated. Let’s say I buy a share of Microsoft in 1990 [I wish!] and I sell it today. I would pay rather large capital gains taxes on the gain in value of that share of stock between 1990 and 2010.

The passing of an asset from a deceased person to their heirs triggers a bit of a different calculation. Let’s assume the same situation as above. Instead of selling the stock in 2010, I die after being attacked by a bear [might as well make it exciting] in 2002. At that point, my stock is transferred to my daughter per my written will. This transfer constitutes a taxable event. Historically, she would pay tax on the gain from the date of my death till she sold the item. The use of my date of death allows her to -step up- the value of the stock instead of pay taxes on all the gains since 1990.

The Bush tax cuts were designed to reduce a number of taxes, but they went a step farther with the estate tax. They were designed to phase it out. In fact, there is no estate tax in 2010. That is nice and all, but the problem is the step up basis for capital gains above is now gone for the year. Instead of paying capital gains on the increase in value from the date of my death, she will have to pay them on the gains from 1990. That is a huge difference and constitutes a massive amount of money going out of my family and to the government. What did the government do for this money? Nothing, I just died!

Is there anything one can do about this mess with the step up basis? Unfortunately, there is not. It is simply another example of the government creating a mess with the best of intentions.

Mmrda To Make Affordable Housing In Mumbai Possible

At a juncture when both capital and rental values of residential property in Mumbai are touching skies, Mumbai Metropolitan Region Development Authoritys (MMRDAs) announcement for building five lakh low-cost houses brings in a ray of hope for those dreaming for their own house in the fairyland.

Residential rentals in Mumbai have been escalating for the past several years due to limited availability and soaring demand, and most of the tenants wished if they could buy a house and replace the rental payments with loan installment. However, this wish was hardly fulfilled with the kind of price range Mumbai properties have been carrying.

Consider this, some few months back, 2 BHK apartment units in Cuffe Parade (South Mumbai) were being leased out for Rs 45,000 to Rs 80,000 per month. But today, the same size apartment in the same area on rent will easily cost a sizeable Rs 1.25 lakh a month.

Rental rates are soaring in others areas as well. For instance, in Bandra 2 BHK apartment now comes with a price of Rs 90,000 per month, a few months back the same property was valued for Rs 25,000-Rs 40,000 a month. Besides the rentals in Vashi, a middle-class locality in Navi Mumbai has also gone up to Rs 20,000 per month as compared to Rs 12,000 per month, two years ago for a 2 BHK apartment flat. Even semi furnished apartments down the much desired Palm Beach Road are available for as much as Rs 18,000 per month.

Though the prices are increasing day by day, not many transactions are taking place. There is a lot of demand but sky rocketing property prices are deferring the buyers from having a home in Mumbai at present, say MK Shah, Mumbai Real Estate agent.

In the course of all this governments announcement to build five lakh affordable housing units in the city has bought some respite to the prospective buyers. These houses will be made available on rent for people from middle and lower-income groups. The project is likely to come up in the next five years. MMRDA believes that the move will help bring down the cost of housing in Mumbai, media reports.
